Questions
Frequently asked questions
How do you decide what to offer for my land?
We look at recent comparable land sales, zoning, road access, utilities, topography and flood zones, then make a fair offer that reflects what we can do with the property. Every offer is in writing and comes with no obligation.
Are there any fees or commissions?
No. There are no agent commissions and no fees to request an offer. The offer amount is what you can expect at closing.
What if I owe back taxes or have a lien?
That’s common, and usually not a problem. Back taxes and liens can typically be paid off from the sale proceeds at closing through the title company.
Do I need a survey or to clean up the land?
No. We buy land as-is. You don’t need to clear brush, remove debris or order a survey before getting an offer.
How fast can you close?
That depends on title work, but we work around your schedule, whether you need to close quickly or want more time. add Glen’s typical timeline
Can I sell just part of my land?
Often, yes. If you want to keep the house or a few acres and sell the rest, we can look at splitting the parcel and explain what the county requires.
What if there are multiple owners or heirs?
That’s very common with inherited land. All owners on the deed need to agree and sign, but they don’t need to be in the same place. Signing can be done by mail or with a mobile notary.
My land is farmed by a tenant. Can I still sell?
Yes. We can work around the current lease and the growing season so your tenant can finish the crop year.
Do you buy land in a flood zone or without road access?
Yes. Flood zones, landlocked parcels, steep or wooded ground: we look at all of it. These affect the price, and we’ll explain how.
Do I have to pay anything to get an offer?
No. Requesting an offer is free, and there is no obligation to accept it.
Will you list my land or pass my contract to someone else?
No. We’re the buyer. When you accept our offer, we buy the land. confirm with Glen
Will I be pressured to accept?
Never. Our offer is free and has no obligation. If it isn’t right for you, no hard feelings.
